A home inspection is a non-invasive visual inspection of the property and most of its components. Your inspector will be evaluating the home for defects from the roof down to the foundation and most everything in between including all major systems. These include things like electrical, plumbing, heating and cooling, and structural components, among other things.
Our advertised pricing is the base price for each service. The cost of inspection can vary depending on the size and location of the home, the age of the home, and if there are any ADU or outbuildings needing inspecting.
Absolutely. If you’re able to attend, your inspector can walk you through a high‑level summary of the findings at the end of the inspection. This is a great opportunity to ask questions and get clarification in real time. In fact, we encourage clients to be present—at least for the final portion—as it helps ensure clear communication and often reduces questions after you receive the full report.
It depends on the size, age, and type of property inspected. Typically, a home inspection takes 2.5 hours to complete an average sized single-family home (2,000 square feet). Condos are often completed in 1-2 hours as they are interior only inspections. Larger homes and/or older homes can take much longer.
Inspections must be paid for at the time of service. We take all forms of payment including cash, check, and credit card. Your inspector will have a card reader onsite. If you are not present for the inspection, we can send you a secure electronic invoice.
Within 24 hours of the inspection completed and payment made. Often your inspector has two inspections per day. Reports are done in the evening or before heading back out for the next day of inspections. Completing your contract and submitting payment can help to expedite this process.
